The Good:
The property is kept very clean and well maintained. Some apartment complexes that allow pets can have the issue of residents not picking up after their dogs - Didn't have that issue here.
The Bad:
The leasing manager is unprofessional, rude, and dishonest. Be very careful upon move in AND move out. I have never had issues at previous rental units like I have had here. There was an attempt made to charge me for carpet cleaning when the carpets were shampooed and left in excellent condition upon move out. I lived there only 1 year, no pets, and they tried to tell me that I would be charged for carpet cleaning because I "didn't provide a receipt". I had to contest this and point out that the lease does not state anything about that. It states the carpets must be shampooed upon move out. I borrowed an industrial carpet cleaner from a friend and there were not any stains or damages left to the carpet. This was later resolved and the charge was rightfully removed, but I don't appreciate even having to take the time out of my day to dispute this and go over their own guidelines within the lease, when it was evident the carpets were shampooed.
I was charged a "Unit Cleaning Fee" even though the unit was left in a very clean and presentable condition. I have always received my full deposit upon moving out and I felt that this place tried to bill me for things that couldn't be proven. When I asked for an itemized breakdown of the cleaning charges, I was sent a generic list straight from the lease. The pictures that were provided did not support the claims that the "toilets, sinks, shower, cabinets, floors, base boards, etc" being left dirty. I was completely shocked by these accusations. This unit was deep cleaned and left in emaculate condition. I emailed the leasing manager and asked how we can respectfully resolve this dispute and I received the following response, "There is not a way to respectfully dispute the cleaning fee. You can pay what you think is fair and you'll be sent to collections for the rest. Your choice".
The floors/ceiling are not well (or at all) sound proofed. I was in a lower level unit and had the expectation of some noise to be dealt with, considering it was a lower level apartment. You can hear ALL foot traffic, and common household noises carried through the ceiling. When the upstairs tenants had company over, the light fixtures would flicker and we had to suffer through loud pounding for hours throughout the day and night. If you make a formal noise complaint to the leasing manager you'll be accused of being "sensitive to noise" even though the lease clearly states when the quiet time hours are. I was miserable dealing with the noise throughout my residence here.
You are required to pay a " Mandatory Entertainment Package" every month of $115, yet you are left with no help and barely enough information to set the internet up despite multiple emails requesting information about the router and set up. My neighbor that works from home was out of work for over a week because she too, was unable to get any sort of assistance about this complicated set up.
I am so relieved my lease at Avalon has ended and I don't have to deal with their tactless leasing manager, or our inconsiderate upstairs neighbors, and unwarranted extra fees at this place anymore.
And please don't bother replying to my review with your generic, saving face response. Take note of the issues that have been repeatedly mentioned in other reviews, and make the honest attempt to correct those problems for future tenants.
